Africa’s demographic dividend presents an exceptional opportunity for real estate investors who can take a long-term view of the sector and align their strategy and understanding of local fundamentals. In particular, the Living sectors are well placed to leverage this opportunity, but almost every real estate sector stands to benefit from these fundamentals in Africa. Housing policy and provision are among the core issues faced by African governments, who are increasingly turning to private-sector partnerships to scale delivery. This research paper thus explores the living sector in East Africa as an asset class, focussing on four alternative housing models: 1) student accommodation; 2) affordable housing; 3) co-living; and 4) later living, providing a regional investment outlook.
